Pricing & Costs

400 Rose offers studio, one-bedroom, and two-bedroom apartments with base rents depending on floor plan, size, and availability. Visit 400rose.com/floorplans or call (269) 888-7673 for current availability and rates.

The security deposit varies by unit type. Studio apartment security deposit is $500, One-bedroom security deposit is $750, and the two-bedroom security deposit is $1000. Ask us about our Preferred Employer Program for a discounted security deposit.

Move-in costs typically include your pro-rated first month's rent, a security deposit (varies by unit), a $25 application fee per applicant, and any applicable pet fees ($300 one-time fee per pet, if applicable). Recycling, trash and snow removal are included in rent at 400 Rose. Residents are responsible for electricity, and water/sewer. High-speed AT&T Fiber internet is available in every unit (not included in rent). Complimentary Wi-Fi is provided in all shared amenity spaces.

Yes. There is a $25 application fee per applicant, charged at the time of application.

Rent is due on the first day of the month. If not paid in full by the fifth day of the month there is a $100 late fee.

Lease & Application

You can apply online at 400rose.com by clicking 'Apply Now,' or through the Applicant Login portal. You can also contact the leasing office at (269) 888-7673 during office hours (Monday–Friday, 8am–5pm) to start the process.

The minimum lease term is three months. We offer up to an 18 month lease term. (Any lease term shorter than 12 months is subject to additional premiums).

Credit and income requirements are evaluated as part of the standard application screening process. Contact the leasing team at (269) 888-7673 to discuss qualification criteria before applying.

As a general guideline, we require a gross monthly income of 3x the monthly rent. For a $1,635 one-bedroom, that would be $4,905/month gross income. Contact the leasing office to confirm the exact income requirement for your desired unit.

Typical application requirements include a government-issued photo ID and proof of income (pay stubs, offer letter, or bank statements). If applicable, pet documentation as well. Contact the leasing office to confirm the full document checklist.

The leasing office is open Monday through Friday, 8am to 5pm. The office is closed on Saturdays and Sundays. Tours are available by appointment. For emergencies outside office hours, 24/7 maintenance is available.

Street parking is available for guests.

Yes. 400 Rose is a smoke-free community. Smoking is not permitted inside apartments or in common areas.

As with all residential communities, residents are expected to be considerate of neighbors. Specific quiet hours and noise policies are outlined in the lease agreement. Contact the leasing office for details.

Residents may bring guests to amenity spaces. Specific guest policies — including any limits on the number of guests or amenity-specific restrictions — are outlined in the lease agreement and community rules. Contact the leasing office for details.

Residents are responsible for maintaining renters insurance pursuant to their lease agreement. A Renters Insurance Program is available through the property. Renters insurance is highly recommended as it protects your personal belongings and provides liability coverage at a low monthly cost (typically $15–$30/mo).

Pets

Yes. 400 Rose warmly welcomes both cats and dogs — up to two pets per unit. The community also features dedicated pet amenities including a leash-free dog run and an on-site dog grooming spa.

There is a one-time pet fee of $300. This applies to both cats and dogs.

Monthly pet rent is $35 for the first pet and $25 for the second pet. This applies to both cats and dogs.

A maximum of two pets are allowed per unit, applicable to any combination of cats and dogs.

Restricted breeds include American Pit Bulls, Rottweilers, Staffordshire Terriers, Dobermans, German Shepherds, and Wolf Hybrids. Breed determination is based on paperwork provided by a licensed veterinarian. Any dog that is a mix of a restricted breed is also not accepted.

Yes. 400 Rose has an on-site leash-free dog run where residents' dogs can exercise and socialize off-leash. Additional parks are accessible nearby given the community's Walk Score of 91.

Yes. 400 Rose features a dedicated self-serve dog grooming spa on-site, available for residents with dogs.

Apartment Features

Yes. Every apartment at 400 Rose includes a full-size, in-home washer and dryer set. There are no shared laundry facilities — each unit has its own dedicated machines.

Personal patios and balconies are available in select apartments. Not all units include this feature — ask the leasing team which specific floor plans or units include a patio or balcony.

High-speed AT&T Fiber internet is available in every apartment at 400 Rose. Additionally, complimentary Wi-Fi is provided throughout all shared amenity spaces in the building.
